Lynver Guest House offers bed and breakfast in an individually designed spacious detached villa situated in a quiet, central, residential area of Inverness, the capital of the Scottish Highlands.

You can be assured of a warm Highland welcome, high quality accommodation and a relaxing stay. Lynver has been awarded a 4 Star Gold rating by Visit Scotland for consistent excellence in customer care and hospitality.

Our house is fully non-smoking, with facilities including off-street parking, secure garage for bikes / motorbikes, ironing and drying space, free wi-fi, and a spare laptop if needed. The city centre is just five minutes walk, where you can find the Tourist Information Office, Inverness Castle, the Museum, Eden Court Theatre and many popular restaurants and bars; Culloden Battlefield, Loch Ness and many other sites are only a fifteen minute car journey away.

Our spacious, light and airy bedrooms are individually decorated and furnished, and fully centrally heated, with comfort and relaxation in mind. Each of our three rooms is decorated in a contemporary style and maintained to an excellent standard.

  • Room 1 (Moray) is located on the first floor overlooking the front garden and comprises one 6 ft (180cm x 200cm) double bed
  • Room 2 (Novar) is also located on the first floor overlooking the patio area at the rear of the house and again consists of one 6 ft (180cm x 200cm) double bed
  • Room 3 (Ness) which is situated on the ground floor looking onto the front of the property has one 6 ft (180cm x 200cm) double bed

All rooms are equipped with :

Breakfast is served in our bright and sunny dining room usually between the hours of 8 am and 9 am. Earlier breakfast can be arranged and for those requiring a really early start a delicious, healthy, (but with a few treats), packed breakfast can be prepared for you to enjoy at your preferred time. We will do our best to accommodate any dietary requirements — just let us know at time of booking.

We are firmly committed to using local produce for our breakfast menu and therefore, where possible, we specifically purchase local, then Scottish, and then British goods. In this regard we have been accredited with a Taste our Best award from VisitScotland.

We have an extensive menu ranging from the traditional cooked Scottish breakfast (sausages, black pudding, bacon, eggs, tomato, mushrooms etc.) to fish dishes, vegetarian options and a mouthwatering continental platter — very refreshing yet surprisingly filling. You can always start the day with our other traditional Scottish breakfast — porridge (made with oatmeal) — topping it (if preferred) with either salt, brown sugar, honey, sultanas etc.

Our house is situated in a lovely garden, with a quiet, private patio area available for guest use.

Inverness is the capital of the Highlands and Islands of Scotland. As such, it is easy to reach despite the remote nature of this part of the country. Lynver is situated very close to the city centre within easy reach of train and bus stations. Related websites are National Rail, Scotrail, Citylink, and Stagecoach.

From the Town House, High Street, turn onto Castle Street and proceed through traffic lights up hill and turn first left onto Old Edinburgh Road. At next set of traffic lights turn left and Lynver is at the second entrance on the left.

Inverness airport is a fifteen minute drive / taxi ride, and well served by Flybe and Easyjet.

Terms and Conditions

  • To confirm your reservation we will require a valid credit card number. We will not charge any card until date of departure unless you cancel or amend your booking. In the event of any cancellation or amendment, the following fees will be charged to your card: within 7 days prior to arrival date, one night stay becomes payable; within 3 days prior to arrival date, the full amount becomes payable. We will do our best to re-let your room, and should we be successful the cancellation charges will not apply.
  • We strongly recommend that you take out travel insurance to cover any amendment or cancellation charges.
  • Standard check-in is from 3pm (15:00) and no later than 9pm (21:00) unless alternative arrangements have been agreed in advance.
  • Check-out is by 10am (10:00).
  • Lynver is a non-smoking establishment and one night's charge will be levied on any guests who smoke in any of the rooms.
  • Sorry, we are unable to accommodate guests under the age of ten years.
  • Sorry - pets are not allowed at Lynver.
